Do I require a home inspection if I am selling my home?

No.  However, if you get a qualified home inspection completed, you would know if your home has any issues before listing it.

Do I require a home inspection if I am buying a home?

Legally, no.  However, if you are getting a mortgage for your new home, the lending company (bank, mortgage company) may require an inspection for their application, and to protect their money.

What does a home inspector look for?

The inspection process starts on the outside and works it way into the home.  On the outside, we would check the grounds, foundation, roof, windows, doors, siding, and so on.
On the inside we start at the basement and finish in the attic.  And we check everything in between.  We also have the capabilities of doing a water test for well water.

How long does a home inspection take?

A home inspection takes between 1 1/2 hours up to 3 hours per structure.  It all depends on the size of 

the home.  How many floors the house has.  The size of the lot.  How many units there are.

How much does a home inspection cost?

Our home inspection is based on a flat rate within the CBRM boundaries.

Outside the CBRM there is an extra charge for travel.

There is also a separate charge if you require a water test.  This is the same amount throughout Cape Breton.
